The basics of buying.....


 

1. Apply for financing and determine budget (check the price of insurance).

          Budget for insurance, taxes, maintenance, mortgage payments and other expenses.


2. Get letter of pre-qualification from your mortgage broker and bring to agent.

          Allows you to visit homes as sellers do not like unqualified people visiting.   This is not a mortgage commitment.

3. Decide on price.

4. Speak to agent and determine features that are available at that price:  location, size, age, schools or other needs.

5. Select homes to visit.

6. Preview homes.

7. Make offer or make a counter offer.

8. Have a signed contract and prepare for closing (4 weeks or so for a financed home).  Apply for insurance including arranging for a 4 point inspection if ness.

9. Finish financing approval.  A commitment letter from mortgage broker.

10. Hire a home inspector, have agent arrange visit for him and the appraiser picked by mortgage company.   Review the home inspection report with your agent.

11. Go to closing with balance of payment owed.

What to expect at closing:

    Sign mortgage documents, give cashiers check for balance down, get keys. Sign common documents with seller.  Closings are normally held at title companies who certify ownership and give an owner title insurance policy.  Most are owned by attorneys.

In North Palm Beach, prosperity harbor some with waterfront,  old port cove with its marina, Prosperity pines a small gated community, marbella.

For the most expensive homes look in Frenchmans Reserve, frenchmans creek or Ballenisles.   For midpriced golf communities visit Jonathans landing (has a marina too).  For golf with a boat try admirals cove.
